Conditioning prepares the title for easy transfer of title by ensuring that any defects like liens or judgments are not attached to the title. Defects discovered in the title after the close of escrow could result in a lawsuit by the buyer for damages of the unpaid liens and any losses occurred as a result of the cloud on the title; so it’s critical to clear the title of any clouds early in the sale process.

When interviewing a Realtor, ask them how many homes they have (sold-or-closed-escrow)and what kinds of strategies they used to market those homes. Look for a Realtor with good marketing strategies, 4-5 years of experience, and about 50 closed sales. And what matters, too, is how many satisfied clients are enjoying home-ownership and how many would recommend the same Realtor to their mother.

Let’s revisit the issue of marketing. Don’t get sidetracked by how many listings a Realtor has in Riverview or Odessa, for instance; what matters is the effectiveness of their marketing strategies to get the listings sold. One more question to ask regarding marketing is to find out how fast the Realtor puts listings on the web to reach to as many buyers as possible; or does she keep the listing off the web in hopes of finding a buyer by herself so that she does not have to split the full commission.
