Conditioning involves preparing the home for hassle-free transfer during escrow, such as clearing the title of any liens or encumbrances that could cloud the title and stall the purchase. If defects in the title are discovered after the purchase, the buyer could sue for damages, so it is vital to condition the title early.

Pricing Right is an art form all its own. Narrow your search down to Realtors who have a variety of marketing strategies as mentioned above, about 4-5 years of active home selling experience, and around 50 closed escrows. And what matters, too, is how many satisfied clients are enjoying home-ownership and how many would recommend the same Realtor to their mother.

Let’s go back to the subject of marketing. It’s not important how many listings in Tampa, Wesley Chapel, or Riverview a Realtor claims he has; what’s important is how many of those listings are getting sold and how quickly.
