Wesley Chapel Area Rebounds to the Future
Exciting things are happening in the Wesley Chapel area, causing a stir in Tampa Bay Metro and economists around the country. Signs have established that the economy is moving forward, sending the good news outward through the community like a tree taking root and shooting upwards!
Part of the Tampa Bay Metro, Wesley Chapel represents all the elements of an excellent developed community. Newer schools, established businesses, modern hospitals and planned neighborhoods encouraged the rapid growth when the area started. Residents and businesses that stayed to ride out the economical storm of the last few years are able to close the umbrella and celebrate.
Tampa property has been moving towards a seller’s market as the inventory for homes has dropped from six months to an average of three months. Demand is pushing housing prices in Tampa back up. Buyers are quickly realizing the time to act is now, while the bargains on great homes and sites are still available.
Pasco County Planning & Growth Management, better known as PGM, recently updated the Wesley Chapel community on the direction Pasco County is taking in the Wesley Chapel area. Wiregrass Ranch, one of the county’s Developments of Regional Impact, or DRIs, is expected to add even more vitality. Shops at Wiregrass will be part of the residential and commercial areas, with the land split between urban development and areas of preserves.
Southern Pasco County’s population has continued to escalate since the 2000 census, with much of it happening in the Wesley Chapel area. Much of the growth is the result of New Tampa filling its boundaries, sending businesses and housing developments into Wesley Chapel.
Developing a modern mall such as Shops at Wiregrass will draw more than local residents. It is anticipated the development will draw tourists to the shops and restaurants, in addition to community events and activities featured at other large shopping centers across the nation.
Planned community transportation includes consideration of busses and a high speed rail system to handle regional transit needs. Convenience in getting from one area of the development to another will be enhanced with a mass transit system that supports residents, workers, and tourists throughout Wesley Chapel.
