Pasco County is the 53rd fastest growing county in the nation and 6th fastest growing in Florida with population having increased from 344,768 residents in 2000 to 450,171 in 2006, which represents a growth rate of over 30% (source: US Census Bureau). There are numerous real estate developments underway in booming Wesley Chapel and Land O Lakes, including new residential communities and shopping malls such as the new Wiregrass Mall in Wesley Chapel, that will keep attracting new residents in the future. The advantages of living in Pasco County: new, modern infrastructure, schools, shopping centers, affordability, relatively low tax rates and high rate of growth. The main disadvantage is higher property insurance rates that are due to sink hole issues (mainly on the west side of the County) and insurance fraud associated with sink hole claims.
